Kansas City is a very hot seller’s market – there are fewer homes for sale than there are buyers and homes in KC right now often have multiple offers over asking price. Home prices in Kansas City have reached the highest it has in years and are expected to continue to grow into the year 2022.
Here are the reasons why this winter might be the year to list your home:
Your listing will attract attention. If you sell your house now before more homes are listed in the spring, you house will stand out to serious buyers who have been waiting for their perfect house to go on the market.
Your house will likely get multiple offers. Supply is low and demand is high – buyers are eager to put in offers over asking price to remain competitive.
It’s likely that your house won’t be on the market very long. With very low inventory and high demand, it’s likely your house will sell quickly.
January is a big month for job relocations. Large corporations tend to make personnel changes at the beginning of the year. This brings motivated homebuyers that want to get situated quickly.

Selling your house can seem pretty frightening, Brookside Real Estate has put together 3 things about selling your home that aren’t as spooky as they seem!
Staging Your House
Cleaning, repairing, and staging your house is a common complaint among sellers. However, getting your home ready to showmeans decluttering and this is actually an opportunity to get a head start on the moving process. Once you’ve purged your unnecessary items – staging services are always included when you list with Brookside Real Estate Company!
Criticism From Buyers
It can be hard to hear that the potential buyers don’t like the color of the hardwood floors you love or the accent wall in your dining room needs to be painted over. Buyers will inevitably point out what they don’t like about your house – and if you’ve been shopping for another home, you’ve likely made the same kind of observations. Everyone wants to put their own touches on a new home and it’s nothing personal!
Saying Goodbye
It’s not always easy to leave a home that you’ve lived in for years and made priceless memories in. A good way to look at it is when you’re selling your current home, you’re making space to create new memories and more adventure!

Childhood Cancer Awareness Month is nationally recognized every year in September. Increasing awareness of childhood cancer is extremely important to Brookside Real Estate Company and we’re excited to announce that we are partnering with Bags of Fun KC all month long!
For every house sold during the month of September, Brookside Real Estate will donate to Bags of Fun KC to raise funds for research into its cause, prevention, diagnosis, treatment and cure of childhood cancer.
Before the pandemic hit, children undergoing cancer treatments would spend an average of 120 days in the hospital. Because of COVID-19 and the weakened immune systems that come with a cancer diagnosis, these kids are experiencing hospital stays and isolation for much longer than ever before. Bags of Fun KC delivers the power of play to children fighting cancer and other long term, life threatening illnesses.
Director, Louisa Weinrich explained, “A bag of fun is a backpack filled to the brim with 12-15 items picked specifically for each child’s needs, interests and treatment plan. Each bag of fun is filled with hours of distraction, educational items, as well as items that encourage socialization and items that bring comfort. Not only do bags of fun give the children something to focus on during their treatments, but they also give the families of these children the sense that someone else cares.”

We know what a monumental moment it is to buy or sell your home. This summer, when you buy or sell a home with Brookside Real Estate, your life-changing decision will not only affect you, but also will also help provide clean drinking water to those in underprivileged countries.
GiveSafeWater is an organization that was established in 2013 to provide safe water to those without access to clean water. When founders Chris Chaney and Kermit Fendler, local businessmen visited El Salvador as part of a mission trip in 2013, they learned there are many underprivileged communities that have water available to them, but the water is not clean. As a result, the families drink, cook and clean with water that causes sickness, disease and even death. Seeing this, Chris and Kerm felt compelled to help. In talking with each other and organizations serving these communities, the plan for GiveSafeWater was formed.
A donation of $60 covers the cost of the water filter, tubing, hardware, and two five-gallon plastic food-grade buckets.
To promote this partnership with GiveSafeWater, Brookside Real Estate is promoting the donation program not only on the website and in social media, but also in the billboard located on the corner of Wornall Rd and Gregory Blvd.

New to 63rd Street – Brookside Real Estate Company wants to welcome Brow Bar KC!
The perfect addition to Brookside, Brow Bar KC. co-owner, Tammy Sciara, has a mission to “make every beauty treatment, even a brow wax, feel like a spa experience.” We recently spoke with Tammy to learn more about her business and why she chose to open in our favorite neighborhood – Brookside!
Tell us a little bit about your background: Are you from Kansas City? What made you decide to open your own shop?
I moved to Kansas City from Columbia, MO in 2005 and worked in the corporate world for a number of years. I got married and after I had my second son, I decided that I wanted to stay at home with my kids. I was loving being at home but because my hair and eyebrows are so blonde, I felt like I couldn’t even go pick up my kids from school or answer the front door without filling in my brows. I knew I wanted to get microblading done and I was having a hard time finding a spa in Kansas City that could microblade. I eventually found a place to get them done and felt like my entire
appointment just lacked customer experience. That’s when I decided to call my good friend (and now co-owner) Nicole Baldwin about opening our own spa.
What sets Brow Bar KC apart from other beauty spas in Kansas City?
When I had originally gotten my microblading done for the first time, the client experience itself was lacking. I laid on a cold bed in a cold room and overall, I didn’t feel as though my comfort level as a
client was taken into consideration. Here at Brow Bar KC, we will never try to move you in for your appointment and move you out – we are here to give you the best experience possible! We want you to feel like you can stay a while and relax. Especially after this past year, we want you to be able to take a moment for yourself. If you come early for your appointment or want to stay late, we have a relaxation room that is available to you for as long as you’d like. We want you to leave feeling relaxed and beautiful!
What can your clients expect when they book an appointment at Brow Bar KC ?
Quality always comes first here. We take education and training very seriously. Nicole holds a license in semi-permanent makeup and is a Kansas City Art Institute grad and our cosmetic injector is a CRNA-DNP. We just really want to give the best to our clients. Along with spa services, we also carry several unique skincare and beauty lines. Clean beauty products like Lover Cosmetics and LeahLani skincare – both of which are small batch and hard to find brands.
Why did you decide to open your shop in Brookside?
We originally opened in a smaller space on the Country Club Plaza, but we were ready to expand and moving to a store front in Brookside allows us to offer more services and an even better client experience. Brookside is also my home. My family and I shop, eat, and live in Brookside. I love the community aspect of this neighborhood, it’s perfect for us as a local business. We are excited to bring this needed service to the area. Click here to learn more about all of the services offered at Brow Bar KC!
Next time you’re in the neighborhood, be sure to stop by Tammy and Nicole’s spa and see for yourself why we love Brow Bar KC! While you’re here, pay a visit to your friends at Brookside Real Estate Company located at 9 W 63rd St – when the flag is up, we’re open!
It’s safe to say that 2020 was filled with uncertainty and general unrest. With the global pandemic in full swing and so much left to the unknown – you may have held off on selling your house. At the beginning of the pandemic, the housing market initially dropped, but made quite a comeback in the later half of 2020. More than ever before, buyers are ready to move! Experts believe that 2021 will be a great year to sell! Keep reading to learn more about the 3 major reasons you should list your home in 2021.
Low Interest Rates:FHFA announced conforming loan limits for 2021! Increased loan limits means more power for buyers. Even though interest rates will gradually rise throughout 2021, they are expected to sit fairly low compared to averages throughout recent history. Click here to read more about loan limits in every county in the U.S.
You Need to Move: Maybe 2020 has caused a financial change or you’re needing space for a home office. No matter the reason that you need to move, the lack of inventory will help your home sell quickly. Todd Teta, chief product officer at ATTOM Data Solutions says, “There is incredibly low inventory, with less than 500,000 homes for sale, mortgage rates are at 50-year lows, and there’s no sign yet of distressed sellers from the recession coming out. These supply and demand factors will push prices even higher in the first half of the year.”
You Own a Starter Home: Homes at entry level prices that are appealing to first time-home buyers are expected to be in high demand throughout 2021. Danielle Hale, chief economist for realtor.com explains, “While younger Millennial and Gen-Z buyers are expected to play a growing role in the housing market, fast-rising prices will create a bigger barrier to entry for the many first-time buyers in these generations who don’t have existing home equity to tap for down payment savings.”

New to 63rd Street – Brookside Real Estate Company wants to welcome Westlake Ace Hardware!
The perfect addition to the neighborhood and the first hardware store in Brookside since the 1980s, Westlake Ace Hardware is committed to providing reliable service, helpful advice and the top quality products so customers can get their projects right every time. We recently spoke with the General Manager, Amber to learn more about and Westlake’s newest location in our favorite neighborhood – Brookside!
Tell us a little bit about your background:
I’ve worked with Westlake Ace Hardware for about 13 years now. I actually started out in the inventory industry and I eventually worked my way up through the ranks there. I just fell in love with hardware and have managed a few different locations over the years.
What made you want to come work at the new Brookside location?
This is the smallest store in the company and it was a challenge for us to be able to figure out a way to take everything that we knew we needed to carry for the community, and put it into a very small space. That was the fun challenge here and I was up for the opportunity.
What makes this Brookside location different from the other Westlake Ace Hardware locations throughout Kansas City?
The preservation and the care that we’ve put into the building itself is definitely unique. This building (formerly Tuesday Morning) was built in 1940. The first thing that we did is we came in and tore out all the drop ceilings and exposed the raw beams. We put in brand new LED lighting, we even sand blasted the brick all the way around – and we were able to preserve a couple of the original windows.
What is your favorite part about working in Brookside?
I really love the sense of community here in Brookside and enjoy helping customers find the right products they need for any and all projects.
Westlake Ace Hardware offers traditional hardware products such as lawn and garden supplies, fasteners, tools, plumbing, electrical supplies, and convenient curbside pickup. The Brookside location features a Backyard BBQ department with grills and BBQ accessories from a variety of brands including Weber, Traeger, and Big Green Egg.
