Home Buying Process Broken Down
1. Finding a Real Estate Agent
It is crucial to finding a Realtor that you can trust to make sure your transaction goes as smoothly as possible. At Brookside Real Estate we pride ourselves in understanding the market and always putting our clients first to create a seamless transaction.
2. Check your Credit Score
Before you begin looking for homes, it is important to make sure you’re able to take on the financial responsibilities of buying a home. This means your credit score has to be high enough so you can get pre-approved.
3. Get Pre-Approved
Finding a trusted lender that can get you pre-approved and that will go over all of your options helps not only the transaction go smoothly but makes you a more qualified buyer. Having a pre-approval will make your offer stronger and most sellers will not accept a offer without a pre-approval letter.
4. Begin the Home Search
Now you can begin looking at homes to decide what you like and dislike. It’s important to inform your agent how many bedrooms, bathrooms, square footage, location, etc. that you prefer to have in your home. Drive around different neighborhoods in the city or town you live in to determine the best place for you and your family.
5. Make an Offer
You have found the perfect home for you and your family. It is now time to make an offer! You and your agent will go through how to make your offer the strongest as possible. This is important if you encounter a multiple offer situation.
6. Inspection and Appraisal
Having a home inspection done on the home you are going to buy is extremely important. You may have missed something that you did not think was going to be a problem when you were viewing the home. Every house is going to have problems but determining how bad they are is why we have professionals take a look at the house.
Your lender will order the appraisal. The appraiser is going to determine what the home is worth and this assures you and your lender that the price you’ve agreed to pay for the home is fair.
7. Home Owners Insurance
Once you are under contract on a home, you will set up a home owners insurance policy. Home owners insurance is important because it generally covers any damage that occurs to the home. Most lenders require you to have home owners insurance.
8. Final Walkthrough
Once you have been cleared to close, you can schedule your final walkthrough with your Realtor. This is to make sure that all repairs have been done and that the house is in the same condition that you last saw it in. This is very important because if there is something that is broken, you may need to extend the contract.
9. Closing Day
You made it to closing! On closing day you will go to your title company to sign all documents. Make sure your signing hand is well rested because you will be signing a good amount of documents! All is worth it in the end when you receive the keys to your new home.
